BRIEF PROJECT LOCATION INFORMATION: This project is an elderly and disabled (62+) LIHTC property located at 607 Maynard Avenue South in Seattle, Washington, constructed in 1979 and renovated in 2004 under HUD's 221(d)(4) program. The site is positioned at the intersection of Maynard Avenue South and South Weller Street, offering good exposure and excellent accessibility to employers, retailers, and public transportation in the District's sub-market. Its convenient access to Interstate 5 and 90 provide for decent access to downtown Seattle. The subject neighborhood is surrounded by residential and commercial land uses and is desirable for mixed-use residential development. The subject site is situated on one square-shaped parcel of land containing about 0.33 acre of level topography. The subject consists of a single 8-story high-rise building with approximately 3,750 square feet of commercial space on the first floor that's currently occupied by two medical offices and a pharmacy. The remaining 7 floors are allocated to 99 one- and two-bedroom apartment units, with 98 that generate revenue as 1-bedroom rental units and a sole 2-bedroom unit serving as a non-revenue staff unit designated as the leasing office. Project amenities include a picnic area and a recreation room that contain seating, a TV, ping-pong table and kitchen where resident events are held.
