Assurance PMG is a full-service property management company offering guidance and support to cultivate a positive leasing experience for you and your tenant. My resume includes managing multi-family communities and single-family homes and high-end luxury condominiums ranging in size from 300 to 1000 units to include project management for rehab projects to new construction. I have been fortunate to have been employed and trained by some of the largest property management companies in the real estate management industry.

I bring over twenty-five (25) years of experience in property management to my clients. I currently am an active member with IREM (Institute of Real Estate Management). I am certified property manager under NARPM (National Association of Residential Property Managers) and an active member with Empire Board of Realist For the Greater Atlanta Area. As required in the State of Georgia, I am a licensed real estate agent. I use my license strictly to offer property management services.

The Property Management Industry is ever changing. Involvement in continuing education and associations insure that we are current in our procedures and are aware of new practices and laws that affect our industry which allows for up-to-date and effective management of your rental property.

Our company understands the importance of strict adherence to local, state and federal guidelines that govern our industry so that you have minimum exposure to liability as our lease agreement and operating guidelines are in compliance with tenant/landlord guidelines in the State Of Georgia.



MANAGEMENT FEES:

Being fair and providing our client with excellent service is our goal. Your partnership with Assurance presents a win-win scenario for client and management. We are going to provide you with professional representation in the tenant/landlord relationship. We will not charge you for services that are part of the management process. You will never be billed for assessments or inspections or coordinating, maintenance services or for implementation of the renewal process or special accounting services. The monthly management fee covers ALL of the services that are inclusive of a property manager’s job description and we DON’T take percentages of fees associated with the collection of delinquent rent from your tenant. Did you know when you pay for a maintenance repair with some companies there is also an upcharge factored into the cost? Our fee is based off of the applicable percentage on the “leased” rent only. The monthly management fee for multiple units is 8% of the “leased” rent as outlined in the executed tenant lease agreement. The tenant placement fee equals the “leased rent” of the property and the monthly management fee for one (1) property is 10% of the leased rent.  



MARKETING PROCESS:

In the marketing process we partner with licensed agents to insure that the marketing of your property is a PRIORITY. Your property will be listed in the MLS/FMLS system and filtered to all social websites that promote rental listing nationwide. Assurance has established a partnership with a stellar listing agent that will work hard for you to procure the best tenant for your property. She has developed a marketing plan for you which she incorporates the services of other agents that will assist in process of presenting your property to prospective tenants and conducting open houses to get your property listed and leased. An aggressive marketing plan will be composed for your property’s target market to stimulate maximum lead generation to have your property. Our goal is to have an approved applicant with deposit in in place within 30-45 days of the listing date. Your marketing plan will be reviewed weekly so that we can make any noted changes quickly achieve the desired results to get your rental property transitioned to revenue generating. 

The tenant’s first month’s rent will be assigned to the listing agent for her services. In this process, you will need to sign a rental listing agreement to start the marketing process.   The listing agent will also be responsible for coordinating with other referring agents that have clients interested in your property. The agent will be responsible for paying any incentives advertised in the listing agreement.
