Plans have been submitted by Carillion for the £80m regeneration of the Tower Works industrial site to Leeds City Council. A 2.6-acre site in the Holbeck area of the city is to be redeveloped with 90,000 sq ft of office space, 24,000 sq ft of shops, bars and restaurants, and 147 homes. The project will also involve converting a grade II-listed engine house into a cinema and boutique brewery alongside a public square. Carillion was appointed as development partner on the Tower Works project by the Homes and Communities Agency (HCA) in October. Construction work is expected to begin in spring 2016. Tower Works is being designed by architects Jestico + Whiles.
McAleer & Rushe has received planning consent for a mixed-use hotel and student accommodation scheme on the site of the former Belfast Metropolitan College. The Northern Irish developer acquired the site just over a year ago, and is planning a mixed-use scheme comprising a 206-bedroom hotel as well as student accommodation, leisure space and conference facilities.

The site sits within the city’s Linen Quarter, which Belfast City Council and other government agencies have targeted for major regeneration, with plans including a major upgrade of the urban streetscape. McAleer & Rushe also has plans for  an adjacent  476-room student housing scheme on McClintock Street and 804-room student housing scheme on College Avenue. Allied London has acquired the London Road Fire Station in Manchester from Britannia Hotels, bringing an end to years of disuse for the controversial site.

Christie + Co were appointed to sell the asset, and instructed to accept bids in excess of £10m.

Allied London’s acquisition ends a long period of uncertainty for the site, which was owned by Britannia but laid vacant for 29 years. The developer is believed to be planning a mixed-use scheme on the site, which is set to be renamed the Manchester Firehouse.

Simons is to build the commercial part of a £100m mixed-use development project for Citygrove in South Ruislip, London. Bellway Homes is running the residential side of the development, while Simons delivers an Asda store, 11-screen cinema complex and five restaurants at the derelict former Arla Foods dairy site in Victoria Road.
London’s city planners have backed plans for a 62-storey tower to rise from the stump of the abandoned Pinnacle scheme at 22 Bishopsgate. The 1.3m sq ft skyscraper, which is to be built by Brookfield Multiplex, will fill an obvious gap at the centre of the City’s cluster of tall buildings. Under the submitted programme concrete core work will resume in March next year after the existing core stump has been removed. Work stopped in 2012 on the previous Pinnacle building scheme with only the foundations, basements and the lift core up to level nine having been completed. Developers AXA Real Estate and Lipton Rogers are behind the plans drawn up by architect PLP for the 278m building – 10m lower than the previously approved consent. At the top of the building will be a double-height public viewing gallery, which will have dedicated lifts, be free to the public and sit alongside a two-storey public restaurant and bar. The plans include a conference centre, cafés, food outlets, medical centre, library, wellness suite, and specialised sports facilities.



British Land is set to develop a 330,000 sq ft food and leisure extension to its Meadowhall shopping Centre in Sheffield. The UK property giant will seek planning for the new scheme by the middle of next year, and comes on top of its £55m refurbishment of the shopping centre. The new scheme will take the centre to a total size of more than 1.7m sq ft, and the new food and leisure extension will represent a 20% enlargement of the scheme. The extension will include a number of new restaurants, a cinema and additional leisure activities.
Meadow Partners and Roquebrook have agreed a £31.25m debt package with Clydesdale and Yorkshire Banks to fund a 207-bed hotel in London. The two firms have formed a joint venture to pursue the Hotel Indigo project, part of a larger scheme at Aldgate Place which also includes 463 homes alongside retail and commercial space. Hotel Indigo, part of the Intercontinental Hotels Group, is scheduled to open in January 2017.
Mace has been appointed as the construction partner for Tottenham Hotspur’s new £400m stadium.

Mace will now develop preconstruction plans and detailed construction programmes for the scheme, as well as working with the club to procure specialist subcontract tenders for the new stadium works.


Plans have been unveiled for a new £25million hotel and apartment scheme in the centre of York. The site is a former garage, now derelict, and an empty office in Piccadilly. Plans would see the replacement of the existing properties, which cover more than half an acre, with two new buildings: a hotel and apartments. The proposed development would also feature newly-created open space including courtyard gardens with new walkways, overlooking the River Foss and Clifford’s Tower. The hotel would be created in conjunction with a major hotel operator.
Jury Inn Inverness is one of eight new additions either already acquired or set to become part of the group this month. These include:

Jurys Inn Cardiff formerly the Parc Hotel.

Jurys Inn East Midlands Airport formerly East Midlands Skyway Hotel.

Jurys Inn Cheltenham formerly the Golden Valley Hotel.

Hinckley Island Hotel will be rebranded as Jurys Inn Hinckley Island from 25 November. Jurys Inn Oxford will also be opening on the same date.

Jurys Inn Aberdeen and Jurys Inn Middlesbrough are both now open.

Collectively the new hotels will undergo a £36million refurbishment programme that will include the transformation of the bedrooms, lobby, bar and restaurant areas.
Hotel Indigo London – Aldgate is a new 207 bedroom hotel opening in 2017 in Aldgate Place in the City of London. Hotel Indigo London – Aldgate will be a new-build and will be located in the heart of a major residential and commercial development taking shape along Leman Street and Aldgate East.
Harbour Hotels has acquired the grade II-listed 37-bedroom Ship Hotel in Chichester from the Chichester Hotel Company for more than the £6m guide price. The Georgian property, located within Chichester’s Roman Walls, also includes a private cottage overlooking Priory Park and a refurbished restaurant. It was offered with detailed planning consent for a large extension to include 25 additional bedrooms, extra function facilities and undercroft parking.
The UK's first arts-led social enterprise hotel is set to launch in London with backing from entrepreneur Kurt Bredenbeck. Green Rooms, which will open in spring 2016 in Wood Green as a not-for-profit operation, is the result of a collaboration between Bredenbeck, the chairman, and Nick Hartwright, a social entrepreneur. Hartwright is the founder of the Mill Co Project, a social enterprise that offers creative individuals affordable workspace by day and stages exhibitions and plays at night.

The hotel will be aimed at artists visiting and working in London looking for accommodation at an affordable price. Room rates will start at £18 per night. Offering accommodation in 20 double bedrooms, two studio apartments and two dormitories each sleeping 20, the hotel is being developed within an Art Deco building - originally constructed in 1925 for the Northern Metropolitan Power and Electricity Company - owned by Haringey Council. The Mayor of London's £9m High Street Fund is contributing to the financing of the project.



ISG has secured a contract to build two of South Wales’ most prominent new build projects - the new BBC Wales Broadcasting House and Two Central Square - totalling an £80 million package. The scheme for developer Rightacres sees ISG deliver the new headquarters for BBC Cymru Wales, designed by signature architect Foster + Partners, and an adjacent office building to complete the second phase of development at this strategic regeneration site. Set to provide the BBC with a new home in a key location - opposite Cardiff Central Railway Station - the 150,000 sq ft building is set over four floors and includes office, studio and production space, providing office space for over 1,200 BBC Wales staff. Two Central Square will provide approximately 120,000 sq ft of high-specification office space across seven floors, with ground floor retail accommodation.
Real Estate Management has secured a 15,700 sq ft letting to fintech firm Sapphire Systems at The Shard.

The deal marks the eleventh letting at The Shard this year. Sapphire Systems is the 26th office occupier at the building and will occupy the north side of the ninth floor. 


M&G Real Estate and Bell Hammer have started construction of a 186,000 sq ft office building in Reading town centre. 2 Forbury Place will be built by contractor Galliford Try over the next 20 months and is expected to be valued at £100m upon completion. Two 10-year leases have already been signed. Osborne Clarke has signed to take 16,000 sq ft on the second floor and Convatec has taken 13,800 sq ft on the seventh floor for its UK HQ. M&G and Bell Hammer have already developed and let the entirety of a first 186,000 sq ft office building at 1 Forbury Place to energy company SSE.
Patrizia has secured planning permission for the refurbishment and extension of No. 1 The Embankment in Leeds city centre.Work will start in the new year on plans to extend the net internal area of the property from 49,000 sq ft to 60,000 sq ft.no 1 the embankment

No. 1 The Embankment was originally built in 1990 and was one of the first developments along the Leeds city centre riverfront. Patrizia acquired the building in January this year for £10m after KPMG decided to vacate the building and move to Sovereign Square. The refurbishment and extension has been designed by The Harris Partnership. JLL is project manager.



Helical Bar and Crosstree Real Estate Partners have let two floors of The Warehouse building at the Bower in east London to a subsidiary of EMC Corporation. Pivotal has taken the first and second floor at The Warehouse. The Warehouse is a 122,858 sq ft building which forms part of the first phase of redevelopment at The Bower on Old Street. 
The Co-operative Group and Hermes Investment Management have secured planning permission for two office buildings which form part of the NOMA development in Manchester city centre.3 angel square

NOMA is a joint venture between the two firms and will see the two buildings at 2 and 3 Angel Square developed alongside several restored listed buildings on a site opposite Victoria station.

Both buildings have been designed by AHR Architects and will provide more than 350,000 sq ft. of office space over nine and 11 storeys, with floorplates designed to offer flexibility for occupiers.

Developer Helical Bar has given contractor John Sisk the go-ahead to start work before Xmas on the extensive remodelling of a major office block at Old Street in London. The firm will strip the existing offices back to the frame and then extend the building out and upwards before recladding at a cost of £70m. The Tower at 207 Old Street, which was previously home to Amec,  is the second phase of The Bower development next to Silicon Roudabout where properties prices are soaring in the face of demand from tech companies for space. This phase will provide 170,000 sq ft of office space and 7,300 sq ft of retail/restaurant space, on completion of the works.

The delivery of new office space in the three years to 2019 in central London is expected to exceed the long-term average and act as a brake on rental growth, Deloitte has said. Deloitte’s latest Crane Survey found that while in the short term the central London office market would continue to suffer a shortage of supply, from 2017 to 2019 the delivery of planned schemes, which are not yet under construction, was likely be well above the long-term average. Indeed, the report found the volume of space set for delivery in 2018 was expected to be the highest since 1992, with a sharp increase in space also expected

Overall, the report found that the volume of office construction in central London rose 18% in the six months to September to 11.1m sq ft, which is comfortably above the 10-year average of 9.2m sq ft and the highest level since 2008. Deloitte found that 26 new schemes totalling 3m sq ft have started this year, which is above the 10-year average, while 2.5m sq ft of new office space has been completed in the year to date. The Docklands was the only central London submarket not to post a rise in construction activity in the six months to September, while the City and West End accounted for the bulk of the construction activity (73%). The report also found that the 3.3m sq ft of space was expected to be completed in 2015 - the lowest amount since 2012. Deloitte said a move in completion dates had hit a number of schemes, pushing them into 2016. It also found that 38% of the space currently under construction is already pre-let, which equates to 4.2m sq ft of space.

Graham Construction has bagged a £18m contract to refurbish Edinburgh Law School. Work on the Old College Law School Refurbishment Project will begin next Monday, with completion set for 2017/18. As part of the scheme, Graham Construction will retain and restore many of the original features of the Grade A-listed Old College building, which dates back more than 220 years. The project also includes the construction of a new library.
Glasgow School of Art has officially launched the reconstruction of the Mackintosh Building, which could be worth as much as £35m. The School of Art is now looking to appoint a principal contractor to complete the reconstruction and renovation of the listed building, which was badly damaged in a fire in May 2014, and is currently out of use. Works will commence in June 2016, with the school aiming to return the building to full use for the academic year beginning autumn 2018. In total, the scheme is expected to be worth between £25m and £35m.

Developer and builder Watkins Jones has submitted plans to Cardiff city council for a 42-storey student flat building. Subject to planning approval the 132m tall block is set to be the tallest building in Wales, overshadowing Swansea’s Meridian Tower at 107m tall. Watkins Jones said it aims to start construction of the concrete frame building midway through next year to complete the project in 2018. The firm will manage construction of the 447-room block, which will be located in the city centre. It would be operated by Fresh Student Living, a business linked to the Watkin Jones Group that currently manages about 10,000 student beds across the country.
Offsite construction specialist The McAvoy Group has signed a contract to deliver a new east London school worth £18m. The firm has also secured preferred bidder status on a second school project worth £18m in Slough. Both of the schemes will be funded by the Education Funding Agency. McAvoy will build the Goresbrook School for the London Borough of Barking and Dagenham while preferred bidder status has been won for a similar project at Lynch Hill Enterprise Academy Trust, Slough.




The Department of Health has fired the starting gun on its ProCure22 construction framework, which could be worth as much as £5bn. The framework is due to replace the current ProCure21+ framework, which will end in September 2016. ProCure22, which will run for a maximum of four years, is expected to have an annual value of between £650m and £750m, with its total value set to be worth between £2bn and £5bn. It will be structured in a similar way to ProCure21+, with principal supply chain partners delivering a range of capital investment schemes. Like its predecessor, the schemes on ProCure22 will include works for the NHS, such as clinical and specialist facilities like community hospitals and mental health facilities. Projects under the framework can be delivered for the Department of Health, its sub-departments the NHS, NHS authorities and NHS trusts, and any other local authority health and social care-related facility in England.

Shangri-La International Hotel Management Limited and Assila Investments has signed a contract for the management and operation of a 236-room hotel and serviced residences development in Jeddah, the second-largest city in Saudi Arabia and the principle gateway to Mecca. Slated to open in early 2018 Shangri-La Hotel, Jeddah will be the first Shangri-La in Saudi Arabia and an iconic landmark in the Middle East.
Hilton Worldwide will be bringing its DoubleTree by Hilton brand to Spain's capital city in an agreement announced last week with Hoteles Tematicos, which will operate the hotel under a franchise agreement. DoubleTree by Hilton Madrid Prado is set to welcome its first guests in the summer of 2016, and will be Hilton's second hotel in the city, joining the Hilton Madrid Airport Hotel. Named after the nearby Museum del Prado, in the central neighbourhood of Cortes, a pedestrian friendly area with an abundance of bars and restaurants, the property will undergo renovation and will open with 61 guestrooms and suites and an all-day restaurant.
The newly restored Pulitzer Amsterdam has announced its launch for February 2016, bringing a new interior design to the hotel that showcases the building’s heritage and architectural splendour. This follows a phased restoration of the former 45 year-old Hotel Pulitzer to reposition its 25 interlinked Golden Age canal houses as one of Amsterdam’s leading luxury hotels. Leading the intensive project is Greenbrook creative director, Jacu Strauss. Formerly a senior designer at Tom Dixon’s Design Research Studio, Strauss has led projects including Barbecoa for Jamie Oliver, McCann Erickson’s head office in New York and Mondrian London at Sea Containers.
UK-based portable hotel room provider Snoozeboz has announced that it is to enter the Gulf region through a strategic partnership with Dutco Group. The company said in an announcement to the City that the partnership would explore “a range of opportunities” across the Gulf Cooperation Council region (Bahrain, Kuwait, Oman, Qatar, Saudi Arabia and the United Arab Emirates), both within the events and semi-permanent markets. Snoozebox expects demand for its accommodation to be driven by forthcoming major events in the region, such as Dubai Expo 2020 and World Cup Qatar 2022, in addition to the continuing high levels of infrastructure investment in the region.
