The eight estimates of value shown in the above table were based on statistically valid data sample sizes. In addition, the observed values were relatively close providing the appraiser with a level of confidence that would include all of the above results in the reconciliation of value estimates. As indicated above, the average of the eight observed control, nonā€marketable values is $3,700,000 and the median is $3,000,000. There is approximately a 22% difference between the mean and median values, and the low coefficient of variation (a measure of how dispersed the data is) indicates that the calculated estimates of value form a reasonable normal distribution.
