LEASE
This LEASE AGREEMENT (“Lease”) is effective this 29th day of May, 2018 by and between CMP Investment Group LLC of 3926 Aurora Ave N Seattle WA, a Washington limited liability company (“Landlord”), and Liquid Velo, a Washington not for profit organization EIN 27-4072470 (“Tenant”).
In consideration of the promises herein and for other valuable consideration, the receipt of which is hereby acknowledged, the parties agree as follows:
1. Premises. Landlord hereby leases to Tenant for the term, at the rental and upon all of the conditions set forth herein, that certain undeveloped real property located at the Dauntless Dr NW and NW Advance Dr, across from 22200 Dauntless Dr NW Poulsbo, WA 98370, (the “Premises”) as more specifically depicted on the attached drawing, Exhibit A.
2. Term.
Term. The term of this Lease shall commence at 6:00am on June 30th, 2018, and end at 12:00p.m. on July 1st, 2018 (“Lease Term”), unless sooner terminated pursuant to any provision herein.
3. Rent. Tenant shall not pay Landlord any rent for this Lease.
4. Use.
a. Tenant will use the Premises for temporary staging for a criterium bicycle race, including, but not limited to, placement of vendor tents, registration table, port-o-potties, and finish line camera and car as depicted in Exhibit B.
Compliance with Law. At Tenant’s sole expense, Tenant shall comply promptly with all applicable statutes, ordinances, rules, regulations, orders and requirements in effect during the term or any part of the term hereof regulating the use by Tenant of the Premises, including but not limited to any permits required by the City of Poulsbo.
