Conclusion: This is a high quality landscaped site, with infrastructure in place. The site provides three plots, totalling 15.8 ha of land which can be considered as providing potential to accommodate strategic B8 development in the short-term.

Former MTL Site/Littlewoods Site, Edge Lane (Eastern Approaches)


    1. A 6.0 ha site located on Edge Lane in the Eastern Approaches area of Liverpool. The site is currently vacant but is designated as a site for industrial / business development.

    2. The site includes the large former Littlewoods Building, which is currently vacant, and five plots which are cleared and vacant with access roads in place. The five plots measure between 0.6-1.2 ha and are therefore too small to support strategic B8 development.

    3. Conclusion: the available plots at this location are of insufficient size to accommodate strategic B8 development.

Dingle Bank, Garston


    1. This is a Partially developed site to the east of Garston Port in Garston. The site covers 5.2 ha, is overgrown, and slopes from west to east. The area surrounding the site is predominantly residential in nature and residential properties bound the site to the east.

    2. The site is located to the south of the A561, however vehicular access is via Banks Road – a minor road through a primarily residential area. Alternatively the site would require provision of access through the existing Port of Garston estate (ABP Ports).
