This can be done through platforms like Facebook, Tiktok, Instagram, and YouTube. After the live shows, one can save and post them on their feeds which adds an additional form of content. Through the platforms, agents can answer questions from the audience and develop a rapport that leads to a good relationship between them and their clients. For example, through Tiktok, one can answer questions in the comment sections that users ask after viewing a video. Live answering of questions is good because it is public, and anyone can access the comments and answers. This helps interested buyers view the property from different perspectives and helps them in analyzing the content. As stated earlier, most people believe referrals from other people than advertisements. Therefore, most agencies use social media to share customer testimonies and success narratives. This establishes credibility and legitimacy for customers.
Another strategy is posting creative photos and videos of the agency's property. Anyone can post pictures and videos but coming up with something that is more appealing to the eye helps capture the attention and interest of users. Most agents post their bios, and this is important because it creates a good relationship between agents and clients. Before reaching out, clients will read their bios, and if it is good enough, they will reach out. The final approach is collaborating with other sectors in property ownership. For example, most agencies associate themselves with other companies like the furniture business, which will help them create awareness. On social media platforms, such a business can tag an agency, and this is helpful in marketing.
Innovation Issues
Despite the many benefits of using social media in real estate, there are some challenges that come with them and need to be addressed for the strategies to succeed. In an attempt to please customers, some agencies may do too much or less. One of the mistakes many people make when it comes to social media marketing is that they overrate their products, and in real estate, the agents should stop shouting about their homes and listings. Instead, they should understand that it is good to let people know about the various homes, but that should not be the only thing to talk about. Therefore, they should listen to questions buyers and sellers ask and turn them into posts addressing some of the suggestions given. Despite social media being a good tool in estate agencies, it requires more time, and it is tempting to skip the video editing part. Keeping in mind that a platform like Facebook has 8 billion views daily, most users look for videos that are captivating.
Another issue is that many agents assume that they are talking to first-time buyers. Not all clients are engaging with estate agencies for the first time, and most of them usually are looking for something different. Therefore, when posting content, one should ensure that they view it from different perspectives since the goal is to please customers. Sometimes one might be satisfied with the content they post, but the goal is to satisfy the customers. Social media is more of listening than talking, and the audience's concerns should all be addressed effectively. This will show clients that you are concerned about their interests. Clients also hate late replies, and therefore they should be taken care of. Despite looking for new clients, agencies should not neglect their current customers because they are the ones responsible for building a good image for the brand. Every person's concerns should all be listened to and taken care of.
