It is undoubtedly the most cost-effective marketing technique, and it has been used by real estate agencies. It has enabled professionals and other organizations in the real estate industry to grow at a rapid and constant pace. There are several social media phases in which realtors may invest their time and resources in order for the marketing strategy to be successful. One must choose the one that is most practical in their situation. They want to know both the good and bad sides of the town they will be living in. agents and bloggers want to win customers using flowery language and giving them basic demographic statistics. They should therefore provide a further understanding of the neighborhood because one can move into a house but always feel uncomfortable with the surroundings. It would also be a way of promoting transparency with customers and winning loyalty at the same time. Therefore, while posting pictures of the property, they should also post the infrastructure and amenities within the surroundings.
Another recommendation is that agencies should do marketing and social media management by themselves. Some agencies hire people like architects or bloggers to do the managing. Such people do a marketing copy that does not reflect the reality of the property. In addition to that, all customers want a personal relationship with their sellers or landlords, or agents. When it's done by a person other than them, clients lose trust and may think that they are being scammed. Even CEOs of agencies should also take part in advertising their agency or property for it to look authentic. Agents should also educate their clients by sharing recommendations and bits of advice. It does not have to be a buyer, but anyone who has a question about real estate should be helped because they can always come back or refer other people to the brand. It is the friendliness and good relationship that brings about loyalty and attracts new customers.
Another critical thing to consider is that despite using social media to advertise, most users are there for entertainment (Walkey, 2021). They should not always post official things alone but also post entertaining videos for the users. One should inform the public about their agenda and also try to fit into the community activities and other people. For example, keeping up with a trend and using it to market the agency. Most agents are only active and engage with the local community during festival seasons like Christmas. On the concept of diversity, the agencies should embrace advertisements including all people and cultures from different backgrounds. For example, designs should not primarily be the English style but also build homes that have hints of different cultures like Chinese or African.
